Terminate during the first six months without reason

Did you know that, subject to the condition that there is no fixed term tenancy in place (for example, the tenancy is a monthly tenancy), the landlord or a tenant can terminate a tenancy before the expiration of 6 months for no reason whatsoever and by giving just 28 days notice.


It is our experience that you don't really get to know a tenant until they have been in occupation for a few months and this is the case even if you've been given solid financial references from a previous landlord. For this reason we recommend a 6 month break clause which will enable you to see the tenant's true colours before the expiration of the 6 months, whereupon Part 4 allows a four year lease and you are stuck with the tenant.
